Reservation Policy:

 

• A 50% deposit of the entire stay is required to make a reservation. You may call us with a credit card or send us a check within 5 days.

• You must be 21 years old to make a reservation.

• ID will be required upon arrival.

• Maximum occupancy in cabins/lodges will be strictly enforced.

• The person booking the room is responsible for payment in full of the cabin/lodge and also be responsible for all members in their party/group. Should any member of their group including children, pets or people that come visit during their stay cause damages the charges will be applied to the person that booked the reservation and billed to the credit card we have on file.

• All rates and applicable taxes are subject to change without notice.

• NEW IN 2019, Balance is due 30 days prior to your arrival. 

 

Cancellation Policy:

• To book your reservation 50% of your stay plus tax is required as your deposit at the time of booking.

• Cancellations made 60 days prior to your arrival are subject to a 75% refund of the deposit.

• Cancellations made 31-60 days out get 50% if re-rented for the exact days.

• Cancellations made 30 days or less will forfeit your entire deposit.

• There are no refunds for early departure, bad weather, river flow, road conditions, mechanical conditions, or you or your family‘s health.

• You are responsible for the number of nights you book and therefore no refunds for shortening your stay.

• If you are a “NO SHOW” you will be charged for the entire stay of your reservation.

•  Sometimes things can happen during your stay that is out of our control such as- a septic may back up, an AC may freeze up, a refrigerator may not cool, or you may experience ants, or other wildlife, etc... We will do everything possible to correct the situation, but that does not mean we will offer discounts, because it would be too difficult to apply this fairly to every situation.

 

Pet Policy:

 

• Some of our cabins/lodges allow pets. You must let us know at the time of booking that you have a pet and get approval at that time.

• We allow 1 pet under 30 lbs. Fee is $10/night.

• Please do not allow your pet on the beds, futons or couches.

• All pets must be kept on a leash at all times or crated.

• Do not allow your pets out of your sight.

• Do not leave pets unattended in your cabin.

• Please clean up after your pet. Bags are available upon request. A clean up fee applies  for not cleaning up after your pet.

• If there are any damages caused by your pet you will be responsible for them and the credit card on file will be charged.

 

Check-In/Check-Out policy:

 

 

Check-In

• Check-In is after 3:00pm.

• Check in is at the Frio Acres River Access from 3pm-4pm. If you will arrive after 4pm please call with your expected time of arrival so we can arrange to meet you. Arm bands are required for river access.

• Read all rules posted in cabin.

• Check to make sure your cabin is to your satisfaction and report any damages or problems in the first hour.

• Your key will be in the basket on the refrigerator.

• If you are in a cabin that is away from the river a vehicle pass will be issued to put in your car windshield that lets us know you are our guest and that you can access our private river area.

 

Check-Out:

• Check-Out time is 11:00am.

• Make sure all trash from the inside is put in the outside trash can.

• Turn off lights

• Turn A/C up to 80(summer). Turn Heater to 65(winter)

• Put key back in basket on the refrigerator

• Wash and put away all dishes

• Empty coffee grounds

• Clean out refrigerator

• Do not throw any leftover food or grease in the yard as this attracts ants

• Leave door unlocked

• Report any damages

• Do a final walk and look for any item left behind

Rules and Regulations:

 

• Drive and Park only in designated areas. Fee will be assessed if parking on grass.

• Do not leave children unattended

• No Drugs, loud noise, profanity, music or public intoxication (You will be ask to leave with no refunds).

• Keep noise down after 11:00pm

• No hunting or use of firearms, including BB/ Air pellet guns, sling shots or bows & arrows.

• Fires in grill and fire rings only

• Do not use the following on the porches: Cookers, Outdoor deep fryers or like appliances that uses oil.

• No ATV’s or Golf Carts on property

• Smoking is permitted outside only.  This includes e-cigs and vape pipes etc.  

• Swim at your own risk

• No glass containers in or around the river area. No styrofoam at the river.

• DO NOT cut any trees, limb or strip any cedar trees or post. No gathering fire wood or cutting bamboo.

• Do not throw paper, cigarette butts, gum wrappers, food, water balloons etc on the ground or in the river and its banks.

• No paints, chalk, confetti eggs

• Do not use Spray sunscreen on floors, porches or decks

• Automobiles must be registered and have proper tag to use river access

• No water slides or kiddy pools on property

• No Fireworks

• No pet over 30 lbs.

• Pets are to be on leashes at all times Only some of our properties allow pets. It is your responsibility to find out which ones. No tent camping

• No Discounts for any reasons
